安省地产开发太强劲了
有个开发商在Linsay要在城市区域外开发3000英亩的土地！安省的地产开发势头太强劲了。这片地是通过Ministry Zoning Order 批下来的。我没有给朋友们推荐过Linsay的地因City of Kawartha Lakes实在太慢。那家开发商走了MZO是非常明智的，而且这么巨大的开发，他们赚大了。我做过一些MZO的项目，也知道怎么去申请。
MZO是一种非常特殊的Rezoning办法，按照安省规划法案，省政府把制定Zoning Bylaw的权利下放到市政府，但省政府保留空降Zoning Bylaw的权利，就是MZO，这样省政府可以根据市场需要对土地进行更宏观的调控。
这个办法在自由党执政期间只用了1次。福特当省长后，在2021年一年中就下发了20多个，以解决安省住宅和老人公寓紧缺的问题。虽然在接下来的省选中环保主义者反对保守党政府的做法，但保守党政府却得到更广泛的民心而大胜。
如果谁有能力做比较大规模的开发，不需要几千英亩，至少几个英亩吧，地段走正常程序不可能审批通过，可以找我来做MZO。
在多伦多旁边，位于万锦市Hwy 404和16街附近运营了60年的Toronto Buttonville Municipal Airport机场即将停运。这块169英亩大的物业用地计划近日被递交到市政府。
看到这些，大家就知道自己还是能在安省找到哪片一小块地开发都会很有收益。西方发达国家这样的地产开发势头，没有其它地方可比了！
