如前所述，5+5 聯排別墅的建築面積與 1+1 獨立屋的建築面積幾乎相同。開發商已经經歷了漫長的修改规划法规的流程，結果不是幫助他們從房地產市場獲得更多利潤，而是為我們的社區提供更多可負擔的住房供應和租房供應。

從城市設計的角度來看，0.17英畝的土地上3m寬的绿化帶是不合適的。我們無法想像藍雀會擁有與鷹一樣大的翅膀。並且變壓器設置在側院，在這个项目中不是前院。

Hope you are doing well! As instructed, I am sending you the Comments Response Matrix and the updated DRAFT design for our further discussion. Please download the MARKED comments matrix, the DRAFT architectural drawing package and the DRAFT 3D images package from the link above for your review. In the comments matrix, the red responses are the items that we cannot follow; the green responses are the items that we are updating or need the Authorities’ further confirmation; and the black responses are the items that have been updated and shown on the design documents already.

The main reason that we cannot follow those comments is that they will cut the GFA too much and our client will not be able to balance the budget. To locate the transformer in the rear yard and to enlarge the landscape stripes will totally change the concept of 5+5 Townhouses on which the City, the owner and we have discussed a lot.

As mentioned before, the GFA of the 5+5 Townhouses is nearly same as the GFA of a 1+1 detached house. The developer has gone through a long process of rezoning. The result is not to help them to gain much more profit from the real estate market, but to provide more affordable housing supply and rental supply for our community.

From the view of urban design, the scale is not proper to have 3m wide landscape strips in a 0.17 acre property. We cannot imagine a blue jay will have the same size of wings as those of an eagle. And the transformer is provided in the side yard, not the front yard in this case.

We hope that you can coordinate with the City Urban Designer, and if necessary, please arrange the City staff meeting as he mentioned in his comments.
